THE BRIEFQUESTIONS FROM PRODUCTIONS & OWNERS

Locations, permits, and the difference between them.

Most people arriving here are trying to solve one of two problems: find somewhere to shoot in Dorset, or work out what to do with a place they own. These are the answers we give on the phone.

Q/01

What is a location library?

A location library is an agency that represents privately owned places — houses, landscapes, industrial buildings, places of interest — and licenses them to film, television, photography and advertising productions. The library holds the photography, access notes and technical detail a production needs to make a decision, negotiates the fee and the licence, and manages the shoot day with the owner.

Owners get a route to professional productions without marketing themselves. Productions get vetted, shootable places with known access, parking and power, rather than cold-calling landowners and hoping. A library is not a film office and not a permit authority: it represents private property, on the owner's behalf, for money.

Q/02

How do you find filming locations in Dorset and on the Jurassic Coast?

There are three routes, and productions usually need more than one on the same job.

EXT. DORSET — ROUTES TO A LOCATION
What you want to shootWho you go toWhat you need
Council land in Dorset — Weymouth Beach and Esplanade, Chesil Beach Esplanade, West Bay Harbour, Lyme Regis Cobb, Lodmoor Dorset Council Filming permit, £10m public liability, £10m employer's liability, risk assessment
Bournemouth, Christchurch and Poole — beaches, quays, parks, town centres BCP Film Office Application form, risk assessment, public liability insurance
Private houses, farms, estates, clifftop properties, places of interest A location library or location manager — EXT. Owner's permission, location agreement, agreed fee

EXT. covers the third route across Dorset, the Jurassic Coast, London and the West Country.

Q/03

Do you need a permit to film in Dorset, Bournemouth or Poole?

For commercial filming, drone filming or photography on Dorset Council land, yes. Dorset Council asks for £10 million public liability insurance, £10 million employer's liability insurance and a risk assessment, and requests ten working days' notice. Bournemouth, Christchurch and Poole are handled separately by the BCP Film Office, which acts as the single point of contact for council land, permits and coordination with highways, parks and licensing.

Filming on private land does not need a council permit. It needs the owner's written permission and a location agreement covering dates, hours, crew size, vehicles, insurance and reinstatement. Arranging that is what a location library does. Road closures, drone flights over public land and anything involving uniforms, firearms or staged incidents still need the relevant authority regardless of who owns the ground you are standing on.

Q/04

Is EXT. the Dorset Film Office?

No. EXT. is an independent commercial location library. Permits for Dorset Council land are issued by Dorset Council; Bournemouth, Christchurch and Poole are covered by the BCP Film Office. Both are public bodies and both are the correct first call for council-owned ground.

EXT. represents privately owned locations that no council can grant you access to, and works alongside those offices on jobs that need both. If your recce list is half beach and half private estate, you will be talking to a film office and to us.

Q/05

What does it mean for a location to be pre-scanned?

A pre-scanned location has been captured by LiDAR and photogrammetry into a production-ready 3D asset before anyone travels. You can walk the location in 3D and plan coverage, blocking and lighting against true geometry, then hand the same mesh, texture and HDRI package to your post house for set extension and VFX plates — matched to the day you shot.

Data is delivered as USD, OBJ or Gaussian splat with 16K textures and 12-stop HDRI. Every scan is licensed with documented provenance and the owner is paid for its use, which is what makes it safe to put into AI-enabled and virtual-production pipelines. Coastal and heritage sites are archived as digital twins — shootable even when the real thing isn't.

Q/06

What does it cost to list a location?

Nothing. There is no sign-up fee and no subscription. EXT. earns a commission only when a booking is confirmed and the owner is paid.

An optional onboarding photography package is available for owners who want their location shot properly before it goes into the library — covered by working cinematographers and photographers, presented the way producers actually buy.
